3. On-Site Consultation & Walkthrough

Phase 2: Planning
5. Proposal, Scope Review & Contract Signing
We compile all our findings into a comprehensive proposal that clearly outlines exactly what is included in your project—and just as importantly, what is not. After you have had time to review this, we schedule a follow-up conversation to answer any questions. This level of transparency empowers you to make informed decisions about your investment without the fear of hidden fees or vague promises. Once the proposal meets your approval, we meet to sign the contract and process the down payment. This official step secures your spot in our production queue and allows us to finalize your live project calendar.
6. The "Live Calendar" & Scheduling
Once the proposal is approved and the contract is signed, we immediately create a robust schedule. We provide you with access to a "Live Calendar," a real-time schedule that shows you exactly who will be in your home and when specific milestones will occur. This tool eliminates the guessing game, giving you the predictability and peace of mind needed to plan your life around the renovation.
Planning Before Production
Before we break ground, we build the plan. It is important to note that everything prior to this stage is dedicated to conceptualization, scheduling, and material management. No physical work has started yet. This extensive preparation is where Twenty-Two Builders adds significant value. Phase 3: The Build
7. Site Protection and Construction Management
This is where the hands-on project begins. We transition from planning to production, focusing on protecting your home while executing the work with precision and code-compliant safety.
Site Protection & Heavy Lifting From the moment we arrive, we handle all the heavy lifting, starting with rigorous site protection. We set up containment to keep dust and debris separate from your living areas before demolition begins. We value your home as much as you do, and our goal is to ensure the renovation impacts your daily life as little as possible by maintaining a clean and safe job site.
Construction Management & Compliance Following site protection, we execute the demolition phase. As the project progresses through mechanical rough-ins and subsequently passes all crucial rough-in inspections before any drywall is hung, we keep you constantly updated on progress. We handle the entire bureaucratic burden, managing all local and state code requirements and meeting with inspectors at every necessary stage. This ensures that your project isn't just beautiful, but safe and fully compliant, giving you total peace of mind regarding the structural integrity of your home.
Phase 4: Post Construction
8. The Finish Line & Final Clean
When the construction wraps up, we don't just pack up; we ensure your home is ready for living. We schedule a final inspection, deep final clean and remove all dumpsters, port-a-johns, and site protection materials. We believe in a "turnkey" finish—when we leave, your space shouldn't be ready for cleaning; it should be ready for you to enjoy immediately.

We conclude with a final walkthrough to hand over keys, sign off on the work, and provide you with warranty paperwork.
